Doctors: Should You Keep Leasing Your Office or Own It?
Most physicians spend years thinking about their practice.
Far fewer spend the same amount of time thinking about the real estate underneath it.
But eventually, many established medical professionals face the same question:
Should I continue leasing my office, or should I own the building my practice operates from?
Medical real estate isn't the same as ordinary office space
A physician's requirements can be very different from those of a traditional office user.
Patient access, layout, treatment rooms, neighbouring uses and long-term growth all matter.
That means buying a medical office should start with the needs of the practice rather than simply finding available square footage.
Ownership changes the conversation
Instead of viewing occupancy exclusively as an operating expense, ownership can potentially allow the physician to combine their practice requirements with a real estate investment.
It may also offer greater control over the space and its long-term use.
That doesn't automatically make buying better than leasing.
It means the comparison is worth doing.
Doctors should be looking at offices differently
MGM Medical is one of the opportunities we are working with for medical professionals considering ownership rather than continuing to rent.
If you're a physician looking at your next five, ten or twenty years of practice, the real estate strategy deserves to be part of that conversation.
